Variety of Residential Options Available Around Whitefield in Bangalore

The area from K R.
Puram to Hope Farm Junction stretch is regarded as the new housing area of
Bangalore. This area has gained significant prominence in the property market of Bangalore after upgradation
of Whitefield Main Road and the Outer Ring Road.
One of the main
reasons behind the rise of demand for houses for sale in Bangalore around this area is the introduction of the metro railway
route along this stretch of land. The
second phase of metro rail development along this route is expected to have 14
stations namely Jyotipuram, Vishweshwariah Industrial Estate K R Puram,
Mahadevapura, Kundalahalli, Vydehi Hospital, Garudacharpalya, Doddanekundi
Industrial Estate, Ujjval Vidyalaya, Sri
Sathya Sai Institute of Higher Medical Sciences, ITPB, Kadugodi Industrial Area
and Whitefield. The second phase of
metro rail development is expected to be completed by the year 2019. Besides
metro rail connectivity, the new flyover around Kadugodi
has helped in the development of the area near Hope Farm Junction.

Builders have been showing a huge amount of interest
in projects in and around this area after the proposal of the metro route. The
increased demand has led to an increase of floor space index to 3.25. A lot of
malls have also come up in this area, making this area a good bet for people looking to buy a house for sale in Bangalore.
Hoodi, K R Puram and Mahadevapura are experiencing the
biggest amount of real estate development. The mid-range apartments meant for
an average middle class family is located around Hoodi, with the price
fluctuating in between Rs. 3,800 – 4,200 per square feet. Madevapuram, where a mall has come up in the
recent past, has seen the housing price soar to somewhere in between 5000 to
6000 rupees per square feet.
Villas near ITPB area are available for a price of Rs.
7000- 8000 per sq. ft. Besides these areas, significant development activities
are being witnessed along Ramamurthynagar, Horamavu and Kasturinagar areas.
Apartments in the mid-level section are quite popular in this region. Communication
is not a big problem as the Old Madras road offers good communication options
via Whitefield.
